Please note that Sharpes Plaza is a commercial retail and service center, and we carefully curate the mix of businesses operating within the property to maintain compatibility among tenants and ensure the plaza remains focused on retail, service, and professional uses that serve the surrounding community.
As part of this policy, certain uses are not permitted, including but not limited to:
- Thrift stores or second-hand retail operations
- Religious organizations, churches, or places of worship
- Donation centers or similar high-volume intake operations
- Businesses that generate excessive noise, traffic congestion, or operational conflicts with existing tenants
- Any use inconsistent with local zoning requirements or plaza operational standards
In addition, the property operates on a shared septic system, which means that certain business types with high wastewater demand (such as restaurants, commercial kitchens, laundries, salons with unusually high water use, or other intensive water-use operations) may be restricted or require additional evaluation before approval.
The property also maintains reasonable occupancy limits per unit based on septic capacity, building layout, and safety considerations. Businesses that require unusually high staff counts, assembly-style gatherings, classrooms, large group meetings, or similar high-occupancy uses may not be compatible with the infrastructure limitations of the property.
This initial call allows us to briefly review your intended business use and confirm that the plaza is an appropriate location before moving forward with tours or formal leasing discussions.
We look forward to learning more about your business and helping determine whether Sharpes Plaza may be the right fit for your operations.
